Plumbing for Parkland, where well and septic are still common

Parkland was founded on rural, acre-plus zoning, and a meaningful share of its older sections still run on private wells and septic rather than a city hookup. We treat that as the norm here, not the exception.

Q.

Is well and septic still normal for a Parkland property, or mostly a thing of the past?

Still normal, in a meaningful share of the city. Parkland was chartered by a rancher who wanted it to stay rural, and its original sections were platted with acre-plus minimum lots, some with horses written directly into the deed.

A real number of those properties, including newer builds in previously remote pockets where sewer never caught up, run on their own well and septic system rather than a municipal connection, and that changes how a leak, a backup, or a pressure drop actually behaves on site.

Parkland also has no citywide water utility of its own. Several private companies hold franchises over different subdivisions instead, and figuring out which franchise actually covers a given street is a step we take before scheduling anything that involves a shutoff, so the crew isn’t guessing at the valve location once they’re already there.

PARKLAND, SPECIFICALLY

What a rural charter still means for plumbing here

Three specifics that shape a Parkland estimate before we ever knock.

Private well and septic on a real share of properties

Original sections like Pine Tree Estates were laid out with acre-plus lots on private well and septic, and even some newer construction in outlying pockets has stayed on septic rather than waiting on sewer expansion.

No single city water utility

The city itself has no oversight of water delivery; separate private utility companies hold franchises over specific communities, so a shutoff or a hardness question routes to whichever provider actually serves that street.

Newer, tighter zoning in the city’s later gated sections

Communities built from the 1990s onward carry modern copper or PEX supply lines almost without exception, a sharp contrast with the well-and-septic character of the original rural charter.

Sections we already know

Parkland sections our trucks already know

Named communities that come up on our schedule with some regularity.

  • Pine Tree Estates

One of the original rural sections, acre-plus lots, many still on a private well and their own septic tank.

  • Heron Bay

A large, newer gated community with modern supply lines, a very different starting point than the older rural lots.

  • Parkland Golf and Country Club

A newer development where any exterior plumbing change typically needs the association’s sign-off first.

Getting the paperwork right

Before you call

Parkland, quick answers

Do you actually come out to Parkland?

Yes. It runs about 27.5 kilometers from our Davie base, and that distance is worked into how a job gets scheduled, not a reason to skip the call.

My Parkland house is on a private well and septic system. Is that a problem?

Not a problem, but it does change the approach. A well-and-septic property is diagnosed differently than a municipal hookup, and we plan the visit around whichever one your address actually has.

Who runs the water utility in Parkland?

No single citywide provider does; several private companies hold franchises over different communities, so we confirm which one serves your specific address before scheduling shutoff work.

Do I need HOA approval before a plumbing repair in a Parkland gated community?

Often, for anything visible from outside the home. We ask up front so the paperwork side doesn’t hold up scheduling once we’re ready to start.

Who issues a plumbing permit in Parkland?

The City of Parkland Building Division does, with plan review handled by certified examiners inside that same office.
