Coral Gables is a regular stop, roughly 36.8 kilometers south of our Davie base and comfortably inside Miami-Dade County. That county runs its own permitting process, separate from Broward, and our crew already works inside it on a normal week rather than treating it as unfamiliar ground.
Coral Gables was platted in 1925 as a planned Mediterranean Revival city, and the oldest sections, the blocks nearest Miracle Mile and the historic Douglas Entrance, were built when cast iron and galvanized supply pipe were standard. A repipe estimate there starts from that assumption and gets confirmed once a wall or a crawlspace is actually open.
Newer waterfront sections such as Gables Estates and Cocoplum went in decades later on dredged canal lots, so the pipe era there runs younger even though the address still reads Coral Gables. Naming the block on the phone tells us more than the zip code ever could.
CORAL GABLES, SPECIFICALLY
Three specifics that change how we plan a Coral Gables visit.
Blocks near Miracle Mile and the Douglas Entrance date to the mid-1920s, when cast iron waste lines and galvanized supply pipe were standard, so an unrepiped home there is treated as a strong candidate for both.
Gables Estates and Cocoplum sit on dredged waterfront lots developed well after the historic core, so their supply lines run newer, but salt air still accelerates corrosion on any exposed metal fitting near the water.
Water and sewer here run through Miami-Dade’s WASD system rather than Broward County’s, and stormwater questions go to the county’s own environmental resources division, not a Davie office.
