Regularly on our unincorporated Miami-Dade route

Plumbing service across Kendall, county rules and all

Kendall has no city government of its own, so a permit here goes straight to Miami-Dade County, and the housing stock spans a long 1960s-to-1990s build-out that we plan around by section.

Q.

Do you actually work throughout Kendall, or just the parts closest to Miami?

Kendall is a regular part of our route, about 43.5 kilometers from our Davie base and entirely inside Miami-Dade County. Because Kendall has no city government of its own, every permit here goes straight to the county, which our crew already deals with on other Miami-Dade calls.

The area built out largely across the 1960s through the 1990s, with master-planned sections such as The Hammocks and Kendale Lakes adding tens of thousands of homes on their own. A house from the earlier end of that run gets checked for an original supply line before we assume it has been repiped.

Kendall covers a lot of ground, and a call in one section can mean a very different build year than a call a few miles further west. We ask which part of Kendall before we guess at what the pipe looks like.

KENDALL, SPECIFICALLY

What Kendall’s scale changes about a plumbing visit

Three specifics that shape how we plan a Kendall estimate.

No city government, county permits directly

Kendall is unincorporated, so Miami-Dade County itself issues the permit for a repipe, a water heater swap, or most fixture relocation work here, not a separate city office.

A long 1960s-to-1990s build-out

Master-planned sections such as The Hammocks and Kendale Lakes each added thousands of homes across different decades, so the pipe standard varies block by block rather than across the area as a whole.

County utility throughout

Water and sewer run through Miami-Dade’s WASD system across all of Kendall, with no meaningful history of private wells or septic to plan around.

Sections we already know

Kendall sections our trucks already know

Named parts of Kendall that come up on our schedule with some regularity.

  • The Hammocks

One of South Florida’s largest master-planned communities, with more than 15,000 homes built from the mid-1980s onward on modern supply lines.

  • Kendale Lakes

An established section built mostly across the 1970s and 1980s, old enough that original fixtures still turn up on service calls.

  • Three Lakes

A section that filled in through the mid-1980s and 1990s, generally newer construction than Kendale Lakes to its east.

Getting the paperwork right

Who handles permits and utilities in Kendall

The offices that actually apply once a job here needs a permit or a shutoff.

Building permits
Issued by Miami-Dade County itself, because the area is unincorporated and has no city hall to route them throughApplies to water heater changeouts, repipe jobs, and most fixture relocations here.
Potable water and sewer
Miami-Dade Water and Sewer Department (WASD)The same countywide utility that serves every incorporated city we cover in the county.
Stormwater and drainage
Miami-Dade’s DERM division, the countywide authority for drainage questionsApplies the same way here as it does anywhere else in the county.

Before you call

Kendall, quick answers

Is Kendall too spread out for you to really cover all of it?

No. We treat the whole area as one route, and naming the section when you call helps us confirm the details faster.

Who actually issues a plumbing permit in Kendall?

Miami-Dade County directly, since Kendall is unincorporated and has no city building department of its own.

Does Kendall still have homes on well water or septic?

Very few. Water and sewer run through Miami-Dade’s WASD system across nearly all of the area today.

Why does the plumbing age vary so much between Kendall sections?

Because the build-out ran across three decades. The Hammocks and Kendale Lakes alone went in years apart, so we ask about the section before the symptom.

Whichever decade built your section, we are ready for it

A Kendall emergency does not pause to check which decade the house went up, and neither do we.
