Saga Bay’s 1970s canal-lot wave
Replatted from farmland in 1972, Saga Bay’s single-story homes on wider canal lots are old enough that an unrepiped one is a reasonable candidate for an original supply line.
The southern edge of our Miami-Dade route
Cutler Bay only incorporated in 2005, but its housing stock goes back to the 1970s, so the town is young and several of its neighborhoods are not, a distinction we plan around.
Do you actually send a crew that far south, to Cutler Bay?
Cutler Bay is on our board, about 54.9 kilometers south of Davie, one of the longer trips in our Miami-Dade coverage. It became a town only in 2005, making it one of the youngest municipalities in Florida, but that says nothing about how old the pipe inside a given house actually is.
Saga Bay dates to a 1972 replat and carries 1970s and 1980s canal-lot homes, while Lakes by the Bay filled in starting in 1983 around lakes dug specifically to supply fill for the development. Two neighborhoods a few streets apart can sit more than a decade apart in build year.
We ask which section a call is coming from before assuming the pipe material, since Cutler Bay’s short history as a town says very little about the actual age of the house sitting on any given street.
CUTLER BAY, SPECIFICALLY
Three specifics that shape how we plan a Cutler Bay estimate.
Replatted from farmland in 1972, Saga Bay’s single-story homes on wider canal lots are old enough that an unrepiped one is a reasonable candidate for an original supply line.
Development began here in 1983 around lakes dug for fill, putting this section’s plumbing a full decade or more newer than Saga Bay a short distance away.
Cutler Bay incorporated as a town in 2005, but that history describes the government, not the pipe behind a wall in a 1970s or 1980s home.
Sections we already know
Named parts of Cutler Bay that come up on our schedule with some regularity.
Replatted in 1972 for wider canal-front lots, with 1970s and 1980s single-story homes where original supply line still turns up.
Development began in 1983 around lakes dug specifically for fill, generally a newer plumbing standard than Saga Bay nearby.
An older mixed section with homes mostly from the 1960s through the 1990s, among the longest-settled parts of the area.
Getting the paperwork right

Before you call
No. It is about 54.9 kilometers from Davie, and we schedule for that distance rather than treat it as optional.
Almost always, through Town of Cutler Bay Building Division, and pulling it is part of what we handle.
Very little of it. Water and sewer run through Miami-Dade’s WASD system across nearly the whole town.
Because the town only incorporated in 2005, decades after neighborhoods like Saga Bay were already built. We ask about the house’s age separately from the town’s.
Ready for Cutler Bay
A Cutler Bay emergency does not check the town’s incorporation date, and neither do we before we answer.
