Do you actually send someone down to Homestead, this far south?
We do, and Homestead sits in a different direction than most of our board: south into Miami-Dade County rather than north, roughly 70 kilometers from our Davie base. The city itself is old, founded in 1913 and the second-oldest incorporated city in Miami-Dade after Miami proper, but its housing stock tells a newer story: Hurricane Andrew levelled a huge share of it in 1992, and what stands today is weighted toward the rebuild that followed rather than the construction that came before it.
That rebuild came with tougher rules: post-Andrew code required new construction to withstand at least 111 mile-per-hour winds, and most of what has gone up in Homestead since follows that standard rather than the looser code its oldest buildings were held to. Water and sewer both run through Miami-Dade County’s own utility rather than a city-owned system, and a repipe or a fixture relocation typically needs the county’s sewer-capacity sign-off before the city will issue its own building permit.
